Why San Diego pencils — and where it doesn't
The honest version: the coast does not cash-flow, Tier 4 and small multifamily can, and ADUs are the lever in between. Rent ranges by city, a worked example with no financing math, and the demand base that keeps vacancy low.
Rent ranges & price-to-rent by tier
| City | Median | 3-bed rent |
|---|---|---|
| La Jolla | $2,500,000 | $5,500–$9,000 |
| Coronado | $2,800,000 | $5,000–$8,500 |
| Del Mar / Rancho Santa Fe | $3,250,000 | $6,500–$12,000 |
| Encinitas | $1,900,000 | $4,500–$7,000 |
Does not cash-flow: ~35–40× annual rent at the median. Appreciation and furnished-rental plays only.

|---|---|---|
| Carlsbad | $1,400,000 | $4,000–$6,000 |

| Scripps Ranch | $1,400,000 | $4,200–$5,800 |
| Chula Vista | $880,000 | $3,400–$4,500 |
| San Marcos | $950,000 | $3,300–$4,600 |
Marginal at best (~25–28× rent); townhomes near the Palomar corridor and Village ADUs are the closest to pencil.

| Fallbrook | $900,000 | $3,000–$4,200 |
| Ramona / Julian / Alpine | $800,000 | $2,800–$4,000 |
~19–22× rent; the county's strongest coastal rental demand per dollar — Marines and Navy families off Pendleton keep vacancy low, and STR permits are available with TOT.

| National City / Spring Valley / Lemon Grove | $690,000 | $2,600–$3,600 |
~17–20× rent — among the best ratios on this site. Older 2–4 unit properties near downtown and ADU-eligible lots on flat 7,000+ sq ft parcels can pencil.

The strategies that work here
- Tier 4 small multifamily — El Cajon, National City, Lemon Grove, Escondido, and Vista have the county's 2–4 unit stock; cap rates of 4–5% on actuals are achievable with value-add.
- ADU / JADU additions — flat 7,000+ sq ft lots in Spring Valley, Santee, Vista, and Escondido; state law allows at least one ADU and one JADU by right, and the City of San Diego's bonus program can allow more. VERIFY current rules.
- Military-family SFR rentals — Oceanside, Chula Vista, Santee, and Scripps Ranch; steady tenants, BAH-anchored rents, low vacancy.
- Student rentals — SDSU (College Area), UCSD (UTC/Clairemont), CSUSM (San Marcos); check mini-dorm rules.
- Furnished / mid-term — travel nurses and biotech contractors near UTC and Hillcrest; 30-day-plus avoids STRO licensing.
Where it doesn't work
Coastal Tier 1 and most of Tier 2 at 22–45× rent; anything in a Very High fire zone without a bindable insurance quote; east Chula Vista and San Elijo Hills where Mello-Roos erases the margin.
The demand base
Roughly ~115,000 active-duty service members, the Sorrento Valley / Torrey Pines biotech cluster, Qualcomm, three universities, and cross-border trade. VERIFY SDMAC / EDD.
