PCS timeline realities
- 1. Orders in hand (T-90 to T-120 days)
Decide rent vs. buy using the duty-length table below. If buying, get pre-approved with your lender now — eligible service members should ask their lender about the programs available to them. Start MLS alerts for the base's neighborhoods.
- 2. House-hunting leave (T-60)
Most families get 10 days or less. A remote pre-screen of 20–30 homes and 5–8 in-person tours in two days is realistic with alerts already running. Tour the base commute at 0600.
- 3. Offer and escrow (T-45 to T-10)
Sellers in military-heavy cities (Oceanside, Chula Vista, Santee) understand PCS timelines; a clean offer with a report-date close is normal. Inspections in the first week; ask your lender about appraisal timing.
- 4. Report date
Close a few days before if possible; TLE/TLA and base lodging cover the gap if escrow slips (VERIFY current entitlements with your command).
